St. Aidan's Adaptive Reuse Feasibility Study, Brookline, MA
In anticipation of a chapter 40b affordable housing proposal by the Catholic Archdiocese the town of Brookline created a special study committee to identify shared goals, principles, and guidelines. The town selected CYMA 2, Inc. to provide services for this study for the adaptive reuse of the St. Aidan’s Church and related development of affordable housing.
Cyma 2 conducted a visual inspection of the church and developed findings on the structure and landscape. The findings identified important features of the site, as well as the surrounding neighborhood. The interface between the specific site and its surrounding properties was analyzed as well as how the existing church structure could be reused to accommodate housing units.
A series of massing studies demonstrated the impact of preservation of the church on massing and the remainder of the site. This model was a fundamental tool in communicating the complex relationships of scale and density with respect to the context. Projected project costs for five alternative schemes ranging from 100 units to 140 units with and without the preservation of the church were prepared.
The resulting report provided a constructive framework to the developer, the town, the neighbors, and preservationists, all of whom have both conflicting and common interests in how the property is developed.
