110 Cypress Street Condominiums, Brookline, MA
The 110 Cypress Condominiums is a forty-five unit project. The units are contained in one building comprised of the existing historic Ritchie building and a new structure attached to the rear of the Ritchie Building parallel to the D Line of the MBTA. The existing Ritchie Building is listed on the Historic National Register of Individual Properties. It was constructed prior to raising the crossing at the adjacent MBTA line. As part of this project, it was raised two stories to reconnect it to the elevated Cypress Street.

The building mass is set back off the D line MBTA to minimize the shadow impacts to the neighbors across the tracks. The two parking decks fill in the hollow below Cypress Street and contain 127 parking spaces. The massing and elevations are in harmony with the character and scale of the Ritchie Building on Cypress Street and with the early and mid twentieth century commercial buildings off Cypress and Boylston Streets. A round entry bay of cast stone on the north elevation of the new structure can be seen from the Cypress Street bridge and provides a visual cue for the lobby entrance. The design doubles the amount of landscaped area on the site.
